Home Staging − What to consider when selling a home

Staging means presenting your property at its best. Here’s 10 tips to make sure your property shines when selling.

  1. Prepare for the photographer.

    Consider how your home will come across online.  Photographers usually look for a window or fireplace as a focal point.  

  2. De-clutter your home

    This may involve purging, donating and eleimating unwanted items. Keep things tidy and try to be as minimal as possible.

  3. Have enough lighting on the interior and exterior

    Lighting is key. While many photographers will bring lighting equipment for a shoot, it’s good to consider natural light from skylights and windows.

  4. If the house has large open spaces, warm it up with area rugs to help define the space. 

    Rugs can tie a room together. If you have wood floors, make sure your rug has a gripper on the bottom to keep it from slipping and to keep people safe. If you have a wall-to-wall carpet, make sure it’s been steam cleaned and free from any stains or discoloring.

  5. Have art on the wall but make sure the size fits the wall. 

    While artwork is subjective, the size of the piece can enlarge or shrink a space based on how its positioned. If you have a large piece, make sure it’s on an equally large wall.

  6. Don't have small items when staging. Use fewer big items when decorating

    Large vases, artwork or sculptures can accent the space.

  7. Keep it open, light, and bright.

    Buyers like to see bright and airy spaces. Remove window treatments to let light in and have good lighting.

  8. Think about who your buyers are and style it accordingly.

    Are they empty nesters? A large family? A single person?  Stage the spaces accordingly to fit their lifestyle. For example, empty nesters may prefer less space, whereas a family with children will want to see an area for play or perhaps a spacious backyard. A single person might want an additional room for guests.

  9. Keep it interesting. Don't stage the house in a bland fashion. 

    Give your space personality with accent pieces for conversation. Include side tables or interesting sculptures. Think about color and how it affects mood. For example, if you have a wall that’s painted a muted grey or lighter tone color, consider an accent piece with a pop of blue or orange to draw the eye.

  10. Don’t forget about the outside.

    Make sure your front walkway is level, tidy, your yard is manicured. Think about your outdoor patio space as a living space.
